The Sustainable City – Yiti by Diamonds Developments

The Sustainable City – Yiti is a world-class resort project located in the ITC zone of Oman, in close proximity to the capital of the Sultanate. The community will occupy a 9.38M sq. ft plot at a mountain foothill overlooking the Oman Gulf with access to a private beach. The project was developed by Diamond Developers in collaboration with Oman Tourism Development Company (OMRAN) to adhere to the highest environmental and sustainable standards.

Various types of properties are available for purchase and are sure to meet any preferences and lifestyles. Interested buyers can choose from studios, apartments with 1–3 bedrooms, and private villas with 3-4 bedrooms that also have a maid’s room. Additionally, the community will include branded residences by Nikki Beach. The project will be constructed in several phases and divided into districts.

About Location Muscat in Oman

The Sustainable City – Yiti boasts a spectacular location between the Al Hajar mountains and the coastline of the Oman Gulf. Residents can enjoy a private beach with a variety of water activities, or take a boat trip from the on-site marina to explore the picturesque sites nearby, such as Jabal Al-Sheikh Samaon or Bandar Al Jissah Arch. Those who are keen on hiking and mountain trekking will appreciate the proximity of Wadi Al Kabir Hiking, Qantab Hiking, and Shangri-La Hike tracks.

All the necessary infrastructure will be provided within the community. However, residents can opt to drive about 10 minutes to the luxurious Shangri-La Barr Al Jissah, Muscat or Jumeirah Muscat Bay to discover the dining options and shops available at these hotels. The nearest supermarkets include New Muscat Supermarket, Shoppers, or Al Jinnan Shopping Centre and are all within a 20-minute drive.

Medical facilities, such as Wadi Kabir Health Center, Apollo Hospital Muscat LLC, and Al Nahdha Hospital, can be reached in 25 minutes by car. The master plan of the community will include a school and a nursery, while other educational institutions, located within 20 minutes of the development, include Jannaty Nursery, Middle East Nursery, Little Flowers Nursery, Sri Lankan School Muscat, and Indian School Muscat.

The historical city centre, ancient forts, and the National Museum of Oman is about 30 minutes away. The capital of Oman offers even more choices for shopping, dining, and sightseeing. It takes approximately 40 minutes to drive to the Muscat International Airport.

Once the construction of the project is completed in 2025, you can obtain a 5-year extendable residency in Oman with a minimum purchase amount of OMR 250K (AED 2.4M, USD 650K).

In November 2023, developer Diamond Developers introduced a favourable 30/70 payment plan. You pay 5% as an initial deposit upon reservation, and 70% is paid after the property is transferred.
