Emirati homeowners, exciting news is here to make your home life even better! Dubai Municipality has rolled out new building rules that give you more freedom to expand your home, creating extra space for your family to grow and thrive.

Here’s what you need to know:

Build a separate villa for your son

Under the updated regulations, Emirati homeowners can now build a completely separate villa for their son within their existing property. This gives your son his own space while still being close to family—perfect for maintaining privacy while strengthening those important family connections.

Add a family annex for extra space

If your home is starting to feel a little tight, you can now expand your villa with a family annex. This new option lets you add extra bedrooms, living rooms, and kitchens, giving your family the extra space they need to grow and thrive.

The new rules provide greater flexibility for villa expansions:

  • A full 100% extension is now allowed on the second floor, offering more living space.
  • The minimum setback distance has been reduced to just 1.5m, giving you more freedom to optimize your property’s layout.
  • Service annexes can now be up to 8m tall across two floors, providing even more options for expanding your home.

These updates are part of the ‘Home First’ initiative, aimed at enhancing the quality of life for Emirati families. The focus is on promoting family stability, preserving social values, and creating a comfortable home environment that truly suits your needs.
