Mandarin Oriental Downtown, Dubai
Opening in the summer of 2025, the Mandarin Oriental Downtown Dubai will offer a sleek urban counterpart to the existing Mandarin Oriental, Jumeira. This luxurious property will feature 259 spacious rooms and suites—among the largest in Dubai—along with 224 exclusive private residences. The design will beautifully blend Mandarin Oriental’s Asian heritage with the vibrant local culture. Notable highlights include two floors dedicated to fitness and wellness, featuring a dozen treatment rooms, heat and water therapies, and a 25-meter lap pool. The culinary scene will be a standout, with nine restaurants and bars, including Noia, a signature Greek restaurant inspired by the islands, and Yù & Mì, a lavish Chinese restaurant celebrating 1920s Shanghai.
Six Senses The Palm, Dubai
First announced in 2022, Six Senses The Palm Dubai is set to open in late 2025. Located on the Palm’s West Crescent, the resort will feature just 60 hotel rooms and 162 luxury branded residences. Sustainability will be at the heart of its offerings, with a range of eco-conscious restaurants and bars. The resort will also boast top-tier sports and leisure facilities, including a gym, squash court, multiple pools, and a dedicated private beach. Guests can unwind at the signature Six Senses Spa, enjoy the library, kids’ club, and explore the intriguing Longevity Centre, focused on well-being and health.
Ciel Tower
Ciel Tower, currently under construction in Dubai Marina, is set to welcome its first guests in 2025. While a new hotel in Dubai may not sound too surprising, this one certainly stands out—it’s set to be the world’s tallest hotel, surpassing the Gevora Hotel. Standing at 365 meters, the tower will soar across more than 80 floors and will open as Ciel, Vignette Collection, part of the Vignette Collection by IHG Hotels and Resorts. Guests can look forward to drinks with a view at the 81st-floor Ciel Observatory and Lounge, plus a refreshing dip in the infinity pool on the 82nd floor. The hotel will also feature a luxury spa and the Dubai debut of Tattu, a renowned Manchester-born restaurant, adding an extra touch of sophistication to the experience.
Zuha Island
The masterminds behind Abu Dhabi’s stunning Zaya Nurai Island are now setting their sights on new horizons in Dubai. We’re already dreaming of checking into Zuhha Island, an exclusive new private island resort currently under construction at The World Islands. Slated to open in the summer of 2025, the resort will offer 70 luxurious villas perched on the edge of the ocean, many with their own private pools. Guests can unwind with treatments at a tranquil spa and healing center, or take a dip in the central swimming pool. Set to open at the end of 2026, Gran Melia Dubai will mark the brand’s first beach resort in the city, located on the seafront of the newly developed Port de La Mer island. The Heart of Europe, a multi-billion-dollar development on The World Islands, already boasts the voco Monaco hotel, but another European-inspired gem—also managed by IHG—is set to open in 2026. Inspired by the picturesque Spanish coastal town of Marbella, the hotel will be nestled among nine different coral reefs covering half a million square meters. If that sounds unique, wait until you hear about the one-kilometre-long “raining street” around the hotel, where a refreshing downpour will hit the streets every few minutes. With 150 rooms to choose from—including suites, chalets, and cabanas—guests can enjoy views of the sea, the snow plaza, or the iconic raining street. The Spanish vibe flows into the culinary offerings, with six restaurants serving authentic European dishes. At Descanso, you’ll find live cooking stations and signature sangrias; Casa Bougainville will delight with delicate tapas; and at The Citrus Gem, enjoy light bites, pastries, and a taste of genuine Spanish coffee.
InterContinental Resort Portofino
The first InterContinental resort in the UAE is set to open on The World Islands in 2026, further expanding the existing partnership between Heart of Europe and IHG. The vibrant Portofino property will debut as InterContinental Resort Portofino, situated next to voco Monaco and Marbella, a Vignette Collection Resort (both also opening in 2026). One of the world’s most luxurious hotel brands, Baccarat New York, is bringing its glitz and glamour to Dubai for the first time. Set to open in 2026, Baccarat Dubai will feature twin, tapering towers designed by the acclaimed architectural firm Studio Libeskind. The ultra-luxury hotel will offer 145 opulent rooms and suites, along with a selection of branded residences. Dubai’s luxury hotel scene is about to welcome an exciting new gem as the legendary Aman Resorts prepares to unveil its all-suite hotel on the pristine shores of Jumeirah Beach by 2027. With construction already in progress, this ultra-luxury retreat will offer an exclusive escape, featuring a 350-meter stretch of private beach with unobstructed views. Janu Dubai
The chic and more accessible lifestyle brand from the iconic Aman Resorts, Janu, is set to make its debut in DIFC in 2027. Meaning “soul” in Sanskrit, Janu will share many of the core values of Aman properties, from exceptional service to striking design. However, while Aman resorts are typically serene retreats, Janu will offer a dynamic, vibrant atmosphere, encouraging guests to engage, explore, and connect. Located in Dubai’s prestigious financial hub, Janu Dubai will feature 150 rooms, luxury residences, a private members’ club, a variety of dining options, bars, and a state-of-the-art fitness and wellness center.
2028
The Alba
Renowned hoteliers Dorchester Collection are gearing up to open their second hotel in Dubai, this time on the iconic Palm Jumeirah. Promising a stunning address for sophisticated seaside luxury, The Alba will feature 95 spacious and contemporary rooms and suites. As the brand’s first oceanfront hotel, it will place a strong emphasis on wellness, with a world-class spa set to be a key part of its leisure offerings. The Alba is set to welcome guests starting in 2028.
MGM Grand, Aria, Bellagio
The Island, a massive development by Wasl off the coast of Jumeirah, is set to become the home of three iconic Las Vegas hotels—MGM, Bellagio, and Aria—forming the heart of this Vegas-inspired destination. First announced in 2017, The Island still doesn’t have a confirmed opening date, but according to Meed, Wasl has recently awarded a contract for its construction, reaffirming that the project is very much in the works. During MGM’s earnings call on November 8, 2023, more details about the development were shared by MGM President and CEO, Bill Hornbuckle. He confirmed that the luxury resort is “under construction” and will feature 1,400 hotel rooms across the MGM Grand, Bellagio, and Aria brands. However, Hornbuckle also clarified that the $2.5 billion project will proceed without a casino for the time being.
Abu Dhabi 2025
Tilal Liwa, a Vignette Collection Hotel
IHG’s Vignette Collection, known for its distinctive and independent properties, will take over the former Tilal Liwa hotel in the Al Dhafra region, reimagining it as a luxury desert retreat. The revamped resort will offer luxurious suites, bespoke desert experiences, and upgraded facilities, including refreshed restaurants, a spa, and a kids’ club. A soft opening is planned for later this year, with a grand launch set for Q2 2025.
Earth Mangroves
Earth Hotels, a design-forward, experience-driven boutique brand, is preparing to open a remarkable new retreat in Abu Dhabi. Named Earth Mangroves, this nature-inspired haven is set to open in the second quarter of 2025, promising a serene escape for nature lovers. While the exact location remains undisclosed, it will be nestled within one of Abu Dhabi’s lush mangrove forests. Mondrian Abu Dhabi
Abu Dhabi’s luxury hotel scene is about to get a stylish upgrade, as Mondrian Hotels prepares to open a stunning new property in the capital. Mondrian Abu Dhabi will be located along the canal front in Downtown Abu Dhabi, with an anticipated opening in 2025. Known for their bold designs and local-first approach, Mondrian Hotels will bring their signature flair to this breathtaking waterfront property, promising a truly unique and visually striking experience.
Nurai Island
As part of master developer Aldar’s major transformation of its hospitality portfolio, Nurai Island—already known for its Maldives-esque beauty—is being reimagined into an ultra-luxury resort off the coast of Saadiyat. The island has undergone a significant expansion since closing earlier this year and will reopen with new villas, a ballroom, a community hub, and an arrival jetty. Existing dining options, the spa, and beach club have all been renovated as well. While the exact reopening date is still TBD, we’re hopeful that Nurai Island will make its grand return sometime later this year.
Straylight Yas, Vignette Collection
In another exciting collaboration between IHG and Aldar, the Yas Plaza Hotels complex will be transformed into a single integrated resort under the Vignette Collection brand. Slated to open in the final quarter of 2025, the new property, Straylight Yas, will feature 1,389 rooms and suites across this expansive mega-complex. New additions to the property include private beach access via a tunnel, a fresh strip of shops and restaurants, a chic beach club, an open-air theatre, and new golf and beach villas, making Straylight Yas a truly luxurious destination.
Waldorf Astoria Abu Dhabi
Aldar has teamed up with Hilton to rebrand the former Anantara Eastern Mangroves hotel under the prestigious Waldorf Astoria name, creating the Waldorf Astoria Abu Dhabi. As part of the conversion, the rooms and suites will undergo significant upgrades, with the final property featuring 167 stylish rooms, many offering stunning views of the lush mangroves. On the dining front, the hotel will introduce a new brasserie, a signature rooftop restaurant, a pool bar, and, of course, the iconic Peacock Alley that Waldorf Astoria is known for. The Westin Ras Al Khaimah
While details about the upcoming Westin Ras Al Khaimah remain scarce, we do know that it’s expected to open sooner than anticipated. According to a LinkedIn post by Saahil Lalit, VP of lodging development for Marriott International EMEA, construction is “well underway” at this five-star resort, located next to Marjan Island. As the first Marriott property in the brand’s current pipeline, it’s expected to open its doors to guests in 2025.
Earth Shore
Earth Hotels is set to open its second UAE property, Earth Shore, on Marjan Island in Ras Al Khaimah. This modern seaside resort will offer vibrant beachfront living with 265 sustainably designed rooms, ranging from entry-level resort rooms to GOAT Terrace Suites and one- and two-bedroom Sky Villas.
