Property Finder reveals the average rental and sale prices in key Dubai neighborhoods

Take note if you’re in the housing market right now…

Dubai’s real estate market is on a fast track, with rental and sale prices across the city climbing steadily in the post-pandemic era.

If you’re looking to buy or rent in Dubai right now, heads up: Property Finder has just dropped the latest data on average prices for one-bedroom properties across the city.

The data, pulled from Property Finder’s listings over the past three months, also reveals whether you’re likely to find villas or apartments in each area.

Renting in Dubai

According to the data, the most budget-friendly spots for renting a one-bedroom apartment right now are Jebel Ali (Dhs 58,000 annually), Deira (Dhs 61,500), Dubai Silicon Oasis (Dhs 61,999), and Town Square (Dhs 65,000).

If you’re eyeing some of Dubai’s hottest spots, be prepared to shell out Dhs 75,000 annually for a one-bedroom in JVC, Dhs 90,000 in The Greens, Dhs 110,000 in Dubai Marina, and Dhs 130,000 in Downtown.

The priciest areas for renting a one-bedroom flat are Bluewaters, DIFC, and Umm Suqeim. In Arabian Ranches and The Springs, where the minimum property size is two bedrooms, you’ll be looking at an average annual rent of Dhs 175,000.

Buying in Dubai

If you’re considering buying a property in Dubai, one-bedroom units are most budget-friendly in Dubai Silicon Oasis, Town Square, Al Barsha, Motor City, and Jebel Ali, with all averaging under Dhs 1 million.

In Dubai Marina, the average one-bedroom sells for around Dhs 1,650,000. In Dubai Hills Estate, you can expect to pay approximately Dhs 1,550,000, while Downtown has an average sale price of Dhs 2,250,000 for a one-bedroom apartment.

In Arabian Ranches and The Springs, where the minimum property size is two bedrooms, you can expect to find a two-bedroom villa for around Dhs 2.9 million and Dhs 3.15 million, respectively.
